REAL ESTATE BROKERAGE:
AI TO IMPROVE MY SALES STRATEGY
If you plan to use artificial intelligence to study how users interact with your website, in order to identify preferences and behaviors that optimize your property sales strategy, you should take certain precautions into account.
Regulations on the use of AI
Current regulations. The European Union has established specific regulations to ensure that the use of artificial intelligence is ethical and carried out responsibly.
Important. If you decide to implement AI in your business, you must comply with the following obligations:
Risk analysis. The processing of visitors’ personal data entails a potential impact on their rights, so it is necessary to first assess the associated risks.
Transparency. As this is a tool intended for internal use, only employees or users who directly interact with the AI need to be informed that they are using this technology.
Data protection. At all times, you must ensure that you comply with current legislation regarding the protection of personal data.
HOUSING LEASES:
INDEFINITE DOES NOT MEAN PERPETUAL
You rented a home more than ten years ago without specifying a term in the contract, and the tenant has never signed a renewal. Given the absence of an end date, the question arises: can the tenant stay indefinitely?
Indefinite term, but regulated. Although the contract does not expressly establish a term, current regulations do address this situation. Important. The law establishes a mandatory minimum term, but also allows for termination of the contract, provided the legally established notice period is respected. The fact that an end date has not been set does not mean that the lease is permanent. Temporality remains an essential element in residential lease contracts. Thus, even without an agreed term, it is possible to terminate the contract once the minimum term required by law has elapsed and the corresponding notice period has been respected.
