LEASES:
NEW EXTENSION OF SUSPENSION OF EVICTIONS
The suspension of evictions and foreclosures for non-payment of rent or termination of contract has been extended again until December 31, 2025, in cases where vulnerable families do not have an alternative housing.
This measure applies to the following situations:
- Tenants in vulnerable situations without the option of relocation, with rental contracts regulated by the LAU of 1994, who have stopped paying rent or whose contracts have ended.
- People who reside in a home without a legal contract and who are victims of gender violence, people in a dependent situation or with minors in their care. This only applies if the property belongs to a large owner.
Request for extension: To benefit from this measure, the tenant must submit an application to the court, which will resolve the request after evaluating a report from social services that accredits the vulnerability. If the application is not made or is rejected, the eviction will continue.
Compensation for owners: In addition, the deadline for owners to request financial compensation from the Administration is extended until January 31, 2026.

AID FOR MORTAGE HOLDERS IN VULNERABLE SITUATIONS
Code of Good Practices (CBP)
Since 2012, the Code of Good Practices has been in force, which establishes measures to reduce the mortgage burden of those people in vulnerable situations who meet certain requirements.
Key aspects:
- Household income must not exceed 4.5 times the IPREM (with possible extensions in specific cases, such as disability or permanent illness).
- The mortgage must be linked to the habitual residence and the purchase price cannot exceed certain limits.
Extension of the deadline
This measure has been extended until the end of November 2025, and until May 2026 for those residing in the areas affected by the DANA in Valencia.
