THE LANDLORD MUST BE NOTIFIED
In leases intended for a use other than housing, the law allows the tenant to transfer the contract or sublease the premises without having to obtain the landlord’s approval, unless otherwise agreed. However, it is mandatory to inform the landlord in a formal and verifiable manner within one month.
NEW REGISTRATION FOR SHORT-TERM RENTALS
If you rent properties for tourist or seasonal purposes through digital platforms, from July 1, 2025 you must obtain a registration number and meet certain requirements.
Scope of application
This regulation affects tourist or seasonal rentals that generate income and are offered through online platforms.
Legal obligations
Landlords. Both individuals and companies that offer accommodation services must request a registration number through the Electronic Office of the Colegio de Registradores and provide it to the digital platforms. In addition, they must update the information and notify any changes to their properties.
Online registration. To obtain the registration number, you must access the Electronic Office of the Colegio de Registradores, complete a digital form or download it in PDF and submit it electronically.
Key information. During the process, specific information will be required, such as the details of the property and the applicant, as well as the purpose of the rental (tourist, seasonal, by rooms, etc.).
