SHOULD WE INSTALL CAMERAS?
Video surveillance systems are useful for assigning responsibilities, but they have costs, affect privacy and involve the processing of personal data. Their installation must comply with legal requirements, such as the agreement of the community and a valid justification, respecting data protection regulations.
Main requirements:
Location: Cameras can only be placed in common areas of the building.
Proportional: Only the strictly necessary cameras must be installed.
Signage: Their presence must be clearly noted.
Custody: Images must be stored securely, kept for a maximum of 30 days and access is restricted to persons authorized by the community with justified reasons.

In addition to features, location and price, when buying a home it is essential to consider other aspects, such as associated expenses and the condition of the property.
Decision and total costs
Overall cost: Calculate taxes, notary and registry fees to determine if the transaction is affordable.
Taxes:
First transfer (new construction): VAT (10%) + AJD (0.5%-1.5%).
Subsequent transfers: ITP (6%-11%) or cadastral reference value, if higher.
Deed registration: Notary and registry costs, which vary according to the price and pages of the deed.
Mortgage: The bank assumes the mortgage costs, except for the appraisal.
Preliminary investigation
Physical condition:
For properties older than 10 years, consult an architect about possible defects.
Checking the physical condition avoids future litigation due to hidden defects.
Property registry:
Verify that there are no charges (mortgages, liens) and demand their cancellation before the purchase.
Community of owners:
Check if there are debts with the community or approved assessments, since these can represent additional expenses for the buyer.
Adequate preparation ensures an informed purchase and avoids future legal or financial problems.
