The Inmociónate 2025 event, held on May 16 in Torremolinos, has become the most important event in the real estate sector throughout the Spanish-speaking world. At this edition, the international CRS (Certified Residential Specialist) designation was awarded to students who completed the CRS courses organized by GIPE in Málaga. This certification, recognized for excellence in residential real estate, was obtained after completing a five-module program. The ceremony reaffirmed GIPE’s commitment to quality training and the professionalization of the sector in Spain.

Catalan member query:
I’m registered in the AICAT Registry, but now I’m also going to conduct business in the Valencian Community. However, I won’t have an establishment open to the public. Should I also register in the Valencian Community Registry of Real Estate Agents?
Answer:
In relation to the extended query made by the member, I have agreed to send you the extract of the regulations so that you can then address any questions that may arise. Please forward the attached extract:
“Article 2. Scope of application. Article 3. Requirements, guarantees, and insurance for carrying out the activity.
2. This decree of the Consell does not apply to: b) Real estate brokerages operating in the Valencian Community without having an establishment open to the public in this territorial area, and who have an establishment in another territorial area.
a) Location and service requirements. The person acting as a real estate brokerage must have an establishment open to the public, unless the services are provided exclusively remotely by electronic or telematic means…
Persons who provide services exclusively electronically or telematically, even if they have an establishment open in the rest of Spain or in a European Union state, must have a physical address within the territory of the Valencian Community. In these establishments, or at the physical address of the person providing the services electronically, queries, complaints, and claims from consumers and users regarding the intermediation services provided must be addressed.
In their actions as agents, they must include all information regarding their professional identification, location, name of the insurance or financial institution, guarantee reference number, and registration number in the registry of real estate intermediation agents in the mandate contract or order note they sign with their clients.
b) Professional qualification requirements
In the case of agents who operate exclusively electronically or telematically, the qualification requirements will also apply to the person associated with the physical address who provides the services electronically if they are not registered in the Registry.
c) Solvency requirements
1.2. It must be constituted for a minimum amount of €60,000 per establishment open to the public and year of coverage, or per agent and year of coverage in the case of a real estate intermediation agent. that carries out its activity exclusively through electronic or telematic means. If the real estate brokerage carries out its activity exclusively through telematic means, the minimum amount of this coverage will be €300,000 per agent and year of service.
2.2 If the real estate brokerage carries out its activity exclusively through telematic means, the minimum amount of the civil liability insurance will be €1,000,000 per claim and year of insurance, with a sublimit of €150,000 per victim.
Article 6. Procedure for registration in the Registry: a) That it has an establishment open to the public.
2.1.a) In the case of providing services exclusively remotely through electronic or telematic means, it must indicate its physical address within the territory of the Valencian Community.”
