COMMUNITIES OF OWNERS:
THE MEETINGS, IN ANOTHER LANGUAGE
In a tourist community with a majority of foreign owners, they can request that the meetings be held in another language (such as English), but the decision must be approved by the majority of owners and quotas. If a language other than Spanish is chosen, translation into Spanish must be guaranteed for those who do not master the selected language.
If an agreement is not reached on the language, the meeting will be held in Spanish or, where appropriate, in the co-official language of the autonomous community.
However, the minutes must be drawn up in Spanish for their validity in court and transcribed in the official book in this language (or, where appropriate, in the co-official language of the autonomous community).

GET AHEAD OF NEXT YEAR’S IBI
If you own a property, check your municipality’s tax ordinances to see if you can access deductions on the Property Tax (IBI).
There are mandatory discounts for real estate developers (between 50% and 90% while the works last) and social housing (up to 50% for three years).
There are also optional discounts that depend on each municipality, such as for large families (up to 90%), buildings with solar energy (up to 50%) and charging points for electric vehicles (up to 50%).
The application for these discounts usually has a deadline of December 31 of the previous year.
BUYING AND SELLING PROPERTIES:
POSTPONE THE ITP OF THE PROPERTY
If the property purchased will be the habitual residence and has a useful surface area of up to 120 m², the buyer can request a special postponement to pay the Transfer Tax (ITP). The request must be made within 30 working days from the purchase, and the payment can be divided into up to three annual instalments.
